What if the antidote to a world running out of time was a village that runs on sun, on tide, on season, on hands that still remember how to build something that gives more than it takes? We keep asking ourselves that. It's the question underneath everything we're building.
There's a future where the land feeds the mind, body and spirit of the people who tend it. Where the knowledge our ancestors carried — in their hands, their seeds, their architectural intuitions — lives alongside solar grids, photogrammetry, and systems calibrated to a climate that keeps changing the terms. Where a village isn't a retreat from the world but a laboratory for what the world could become.

We start where the land starts: reading water, soil, sun. Regenerative agriculture turns that reading into food forests, water systems — the living structure that feeds everything else. Meals come from what's a few steps away; farm-to-table not as a feature, but as the default.

Eco-conscious building follows the same logic upward: bamboo, adobe, earthen plaster, roofs angled to catch what the sun is already giving us. Structures will be raised from what the land already offers. Nothing imported that doesn't have to be. Nothing built that the land can't hold.

Our survival & adventure programming puts you in the jungle with fire, shelter and navigation instruction — alongside Survivor alumni who know exactly what the edge feels like. No shortcuts, no grid to fall back on, just the oldest technologies humans ever had: instinct, ingenuity, each other. The land asks something of you. You find out what you're capable of.
CARRY BY COMMUNITY
Every part of what we build is bound to a commitment: protect the ecosystems we're part of, and make sure the communities around us rise with this place, not apart from it. This isn't charity extended outward — it's reciprocity built in from the foundation up.
Our educational cohorts move through in small numbers, on purpose. Many come back to build on what they learned, because once you've been part of something here, you're part of the Xochiraiz community for good. We partner with the organizations already doing the work of rewilding these waters and reforesting these hills, and a share of what we grow and teach moves back to them — not as a gesture, but as the actual economy of the place.
PERMACULTURE DESIGN CERTIFICATION
JANUARY 2027
You'll read landscapes and climate patterns, study soil ecology and regenerative agriculture, design water systems and food forests, and learn natural building techniques rooted in what the land already offers, all before turning that knowledge toward the community systems that hold it together. Small cohorts, real fieldwork, instructors who've spent decades doing this across Latin America.

We're a living classroom for regenerative agriculture, permaculture design, and eco-village design — the kind of education that gets dirt under your fingernails before it gets ideas in your head. Our courses aren't lecture-and-worksheet; they're built the way a food forest is built: layered, patient, always in conversation with the land itself.
You’ll learn to read soil the way you’d read a room, to design water systems that think in decades, to build structures that belong to their bioregion instead of fighting it. You’ll learn to stack functions, the way a permaculture designer thinks.
But the classroom doesn't have walls. Some days that means spearfishing or snorkeling the reef for dinner. Some days it's diving deeper, or saddling up and riding the coastline at dawn. Some days it's bushcraft — fire, shelter, water, the old skills — turned into survivor-style challenges that leave you a little more capable than you were that morning. We believe competence is a form of joy, and we're not precious about teaching it that way.
Soon, that circle widens. Artist and culinary residencies will bring makers and cooks to live and create in direct relationship with the land. The measure of success isn't how many people pass through. It's how much stronger this coast is because they did.
NATURAL BUILDING WORKSHOP
SPRING 2027
Five days, forty hours, split between classroom sessions on material science and technique and hands in the mud from morning to dusk. You'll work bamboo, cob, and rammed earth into structures shaped by this coastline's sun and rain instead of fighting them, learning the same techniques raising our own builds.

SURVIVOR MINI GAME + SKILLS
NOVEMBER 2027
A long weekend, four days, built for anyone who's ever wanted to push themselves. Three days go to the fundamentals — fire, shelter, navigation, spearfishing, the old skills taught by people who've lived them, alongside Survivor alumni who know exactly what the edge feels like. The fourth day puts it all to the test: a full survivor-style mini game, run on the same coastline, against the same jungle.

We're not handing you a brochure for a utopia we've already built — we're inviting you into the scaffolding. We're students first, always, even as we teach — still learning from the fishermen, the farmers, the abuelas who've been composting since long before it had that name.
